The building and construction market in Pakistan is one of the fastest growing in all of Asia. The Pakistani market is driven by strong economic growth, an increase in the movement of the population to large cities seeking newer homes, and huge infrastructure projects.

Property Management Services

  • Our office manages all residential and commercial properties located in all Bahria Phases, DHAs and Askari in Rawalpindi and Islamabad
  • We manage the properties as per the desires of landlords on a very nominal monthly fee
  • The landlords are required to give affidavit and written consent (for overseas landlords only) in the name of our company to deal with rental, financial (rent and maintenance costs) and sign lease agreements on behalf of landlords
  • The company will be responsible to let the properties in case of any change in tenants with prior permission of the landlords by following prescribed security procedures of the society and the rules laid down by the Government of Pakistan
  • A fee of 12% will be deducted from rent on monthly basis and remainder will be transferred to landlords through banking channel if no additional costs (maintenance etc). The bank transfer fee, if any will be paid by the landlords
  • In case a landlord offers more than one property, the monthly management fee will be reduced to 10% for each property
  • In case the property is not rented and maintenance work is required, the costs of labour and parts will be paid by the landlords and receipts will be presented on request
  • All payments will be made through bank transfers or cheques to keep transparency of finances
  • One rent will be kept as a security by our office and it may be used for any urgent maintenance work. This amount will be collected from landlords and not from tenants. It will be returned to the landlords on termination of lease agreement if no maintenance work or bills are due
  • All maintenance work will be the responsibility of tenants during the term of lease
  • Our staff will visit the properties on quarterly basis on behalf of landlords. Any discrepancies will be reported to the tenants and landlords in writing. The tenants will be asked to fix the discrepancies and inform our office to inspect on completion of work
  • The company will be responsible for the clearance of utility bills (Gas and Electricity) due to the tenants and may use security deposit to clear the due if not done so by the tenants

Property Rental Services

  • Our company deals with all types of properties for rental purposes

 

  • All charges are collected as per existing market rate i.e. half of the monthly rent each by tenants and landlords. This is one-off fee and company will not be responsible after both parties sign the agreemen

 

  • All leases will be agreed mutually by the landlords and tenants

 

  • The lease agreements will be signed by landlords and tenants
